• Arnold J. Calabrese is a Partner and Chair of the Firm’s Community Association Practice Group. He concentrates his practice on the representation of condominium, homeowners’, and cooperative associations throughout New Jersey. For more almost 40 years he has served as trusted counsel to community associations and boards of directors, providing strategic guidance on governance, operations, construction-related disputes, collections, risk management, and complex litigation matters.

    Arnold is widely recognized for his extensive experience in transition and construction defect litigation on behalf of community associations. Over the course of his career, he has successfully resolved more than 45 transition and construction-related disputes, recovering in excess of $60 million for his clients. Among his notable matters was the successful resolution of a major construction defect case involving a condominium association in Secaucus, New Jersey, which resulted in a settlement valued at more than $18.5 million and funded the complete remediation of the building façade.

    In addition to his litigation practice, Arnold serves as general counsel to numerous community associations, advising boards and property managers on a broad range of operational and legal issues, including governing document interpretation and amendment, elections and governance procedures, contract negotiation, developer transition matters, covenant enforcement, reserve funding issues, fiduciary obligations, alternative dispute resolution, and compliance with evolving state and federal regulations affecting common-interest communities.

    Arnold has long been active within the community association industry and is a frequent lecturer on topics impacting associations and board members, including New Jersey’s Radburn Law, board governance and fiduciary duties, elections, electric vehicle charging station regulations, structural and reserve requirements, and emerging legislative developments affecting common-interest communities. He has also served as a mediator through the Community Associations Institute – New Jersey Chapter (CAI-NJ) mediation program.

    Earlier in his career, Arnold was appointed Chair of the Plaintiffs’ Steering Committee in New Jersey’s statewide fire retardant treated plywood litigation, where he played a significant role in achieving a model settlement structure benefiting community association plaintiffs throughout the state.

    Arnold is known for his practical, responsive, and solutions-oriented approach to representation and for developing long-standing relationships with community association boards, property managers, and industry professionals across New Jersey.
