Schenck, Price, Smith & King has been very active in the commercial real estate area throughout the firm's history. The firm offers a full spectrum of services from the conventional to the very complex, to clients involved in all aspects of the acquisition, financing and development of commercial and industrial properties, as well as the on-going leasing and operations component. The firm is pleased to serve a wide range of clients from individuals, small enterprises, and residential developers to international corporations.

In the transactional area, our representation of clients includes the acquisition and sale of properties, involvement in the tax structuring of transactions including tax-deferred exchanges of real property, and the negotiation of financing arrangements necessary to close the transactions. Attorneys at the firm routinely handle matters ranging from development property to office complexes and shopping centers.

Among the diversified transactions in which the firm has been involved are the representation of clients in connection with the financing of a 120,000 square foot commercial shopping center, facilitation of New Jersey Economic Development Authority tax exempt bond financing for a non-profit corporation in connection with an expansion of its facilities, and the negotiation and sale of a substantial real estate parcel in lieu of condemnation.

The firm also has extensive experience in guiding land development applications through the approval process from local subdivision and site plan approvals to state and federal regulatory requirements, including environmental issues such as pre-acquisition site assessments. The firm offers a valuable dual perspective, as it makes frequent appearances before municipal planning and zoning boards and other state and local agencies, and also serves as counsel for various municipal bodies and boards.

Our attorneys have obtained approvals for telecommunications facilities, major industrial and utility projects, large residential subdivisions, mixed-use projects, and the development of retail space in a special redevelopment zone.

The firm's representation of clients does not end with property acquisition and development, however. Our attorneys provide legal counsel on a full range of matters of concern to commercial and industrial real estate clients, such as commercial leasing and landlord/tenant issues from either the landlord's or the tenant's perspective. Attorneys at the firm have represented clients in sophisticated commercial leases for property ranging from vacant land to first class office buildings and shopping centers.

In addition, the firm has experienced attorneys who devote substantial portions of their practice to the handling of commercial real estate litigation such as leasing disputes, land development litigation, brokerage commission cases and real estate valuation issues including tax appeals and condemnation matters.
